A home inspection is where a professional inspector comes to the home and reviews everything from the structure of the home to major mechanicals and appliances within the home.

What does an inspection include?

The inspector will review all structural and safety issues and give you a report following the inspection that outlines all of their findings.

How long does the inspection take?

The inspection time varies depending on the size of the home. Typically inspections last between 2-4 hours.

What does a home inspection cost and who pays for it?

There are a number of factors that determine the cost of the inspection including the size and type of home and additional features like septic, well and radon testing. The buyer is responsible for the cost.

Why do I need a home inspection?

A home inspection will provide the peace of mind needed to buy your home. It allows you to get as much information about the home before making a decision to move forward with the purchase. It is the one opportunity you have to address any issues with the home with the seller. Once you close on the sale of your home, you are responsible for any issues with the property. A home purchase is often one of the biggest financial investments a person will make so we want to be sure you have the information to make a confident decision in buying your home.

Do I need to attend the home inspection?

We highly recommend that you attend your home inspection. It is a great time for you to see firsthand everything about the home you are purchasing and ask the inspector any questions your have.

Will my real estate agent be at the home inspection?

Team Lucky Duck does not attend home inspections. This is a time for you to spend one-on-one with the inspector. You will receive an inspection report that sums up anything the inspector found. We will call you after reviewing the report to discuss any issues.

What if the inspection reveals problems with the home?

No home is perfect. If issues do arise as a result of the inspection, we will work with you and the sellers to come to a solution.
